How
do I handle an addition that also includes
some work in the existing building?
There are two different ways to enter dimensions in
Goldenseal construction
estimating software.
- You can use
the dimension buttons to fill in dimensions for a whole
project.
- You can use estimate locations to
look at it "room by room".
When you are building an addition and also working
in the exisisting building, you can use both!
Addition
To enter dimensions for the addition, follow these
steps:
- Choose Estimates from the Income menu.
- Click the template button (the triangle next to the New
button) and choose one of the 'new construction'
templates.
- Click on the first dimension
button (the picture of a blueprint).
- Enter measurements for the addition.
NOTE-- Click the padlock to 'unlock' the length of
exterior walls, since you'll need to reduce that
quantity to account for the contact between new and
old.
- Click OK.
- Repeat steps 3 to 5 for each of the seven dimension buttons.
Existing Building
To enter measurements for the work in the existing
building, follow these steps:
- Choose Estimate
Locations from the Options menu, and choose Add Location
from the submenu.
- Enter a name for the first room you're working on, then
click OK.
- In the 'room layout' screen, fill in details for the work
you are doing.
- When you are finished entering room details, click OK.
- Repeat steps 1 to 4 for each existing room that is part
of the project.
- When you have finished entering all dimensions, click the
Update Quantities button to fill in quantities for
each line item of work.
Other Details
After you have entered the addition dimensions and
"room by room" dimensions, you may need to make some adjustments
to the line items in the estimate, to cover complications
caused by the juncture of the addition and the existing building.
You may need to add extra costs for any of the following:
- Temporary dust barriers
- Demolition of existing walls at the contact area
- Rerouting of wiring or plumbing from the junction area
- Additional framing and roofing for a 'saddle' covering
part of the existing roof
- Costs to splice into or replace existing roofing or siding
- Additional roof and exterior wall flashing at the junction
- New or rerouted gutters and downspouts
- Floor patching at the junction
- Additional costs for matching new trim to the existing
