Lien Waivers

Goldenseal construction software version 3.7 adds new printed forms for partial and final Lien Waivers (sometimes called a Lien Release).

This is a form that your subcontractors will sign, acknowledging payment and releasing the General Contractor and building owner from liens, stop work orders and other actions.

How to Use

To print a lien release, follow these steps:

  1. Choose Subcontractor Costs from the Costs menu.
  2. Click the New button to create a new subcontractor invoice.
  3. Enter the subcontractor and project info, the amount of the invoice, and other details.
  4. When you are finished with the invoice, choose Print Forms from the File menu.
  5. Enter Partial Lien Release or Final Lien Release into the Form Type popup field.
  6. Click the Print button.

To customize the lien release to use legal language required for your state, follow these steps:

  1. Choose Custom Layouts from the Options menu, and choose Printed Forms from the submenu.
  2. Enter Subcontractor Costs into the Transaction popup field at upper left.
  3. Enter one of the Lien Release forms into the Print Form popup field at upper left.
  4. To change the text in one of the clause fields, double-click on it, then type new text into the dialog.
  5. To add a clause, click on an existing clause, choose Duplicate from the Edit menu, then follow step 4.
  6. When you are finished making changes, close the window, and click Save when asked to save changes.

If you need lien release forms for material suppliers, follow these steps:

  1. Choose Custom Layouts from the Options menu, and choose Printed Forms from the submenu.
  2. Enter Subcontractor Costs into the Transaction popup field at upper left.
  3. Enter one of the Lien Release forms into the Print Form popup field at upper left.
  4. Choose Select All from the Edit menu.
  5. Choose Copy from the Edit menu.
  6. Enter Material Purchases into the Transaction popup field at upper left.
  7. Choose New Layout from the Edit menu.
  8. You'll be asked for a form name. Call it Partial Lien Release or something similar.
  9. You'll see a new, empty form layout. Choose Paste from the Edit menu.
  10. Choose Save from the File menu.
  11. To add a second Lien Release form for materials, repeat steps 7 to 10.

Technical Details

Lien Release forms are not usually used on small residential projects, but they are much more common on larger projects, and on commercial jobs.

Some states have specific legal language that you'll need to include on the form. We suggest that you consult with a local lawyer, to set up the correct language to use on your Lien Release forms.
